Rental Qualifications Guidelines
Check Writing History – Positive check writing history is required. Negative check writing history can result in denial of application or secured payment only status.
Criminal History – A criminal history report will be pulled for each applicant and all occupants 18 years of age or older.
Any applicant with felony conviction within the last 10 years will be automatically denied.
All applicants with felony convictions involving sex crimes, violent crimes, crimes against children, or the manufacturing or productions of methamphetamine will be denied regardless of time.
Misdemeanors within the last 7 years will require approval from management and the property owner.
Income – Minimum monthly income must be at least 3 times the monthly rent amount. Verification of income must include recent pay check stubs and/or W 2 Forms (if self-employed).
Credit History
-No evictions within last 5 years; older cases require applicant to provide debt satisfaction letter or other proof of payment
-No open bankruptcies
-Any outstanding creditor debt or liens may be cause for denial without proof of satisfied judgement or payment plan in good standing
Credit – Fico Score of:
580 + Accepted with regular security deposit ** ( See Below)
540 – 579 May be accepted with conditions – Additional Security Deposit 1.5 mo ** (See Below)
500 – 539 May be accepted with conditions – Additional Security Deposit 1.5 mo ** (See Below)
-Must prove employment for 12 months or longer in same job @ 3x income
-Current Landlord needs to provide proof of timely payments for the last 6 months
-Complete approved credit counseling course and provide certificate via Clearpoint.org
<500 Application Denied
**Bankruptcy may not be newer than 2 years and must be of a “discharged” status.
** No Collections in the last 12 month
**Any open collections, Including utilities will have to be paid prior to move-in.
**No late payments in 12 months (30 days, 60 days, 90 days, etc.)
Rental History- All applicants must have verifiable rental/mortgage history with good payment history. If there is a balance owed, you will be required to pay or your application will be denied. Any applicant with an eviction within the past 10 years will automatically be denied.
Employment History – All applicants must have verifiable employment, at least 12 months with same employer or previous employment will be required.
a. If self-employed:
Business must be in operation for 90 days
90 days most recent bank statements from personal account
Copy of business license
b, If newly hired:
Offer letter on company letterhead including hourly rate or salary, start date + any stubs to date
Employment must be verified.
Age Requirements – All applicants must be at least 18 years of age to fill out an application and sign the lease agreement. Anyone occupying the property 18 years of age or older MUST complete an application and qualify.

Previous Landlords (incl. Public Housing Agencies) State Unemployment Agencies
Social Security Administrations Banks and other Financial Institutions
Support and Alimony Providers Credit Providers/Credit Bureaus
Courts Medical & Child Care Providers
Your Employers Schools & Colleges
Next Steps - Once approved for background and credit check tenant can send pay stubs and state issued photo id to inmanrealestategroup@gmail.com with property address included in body of the message.
